GREAT NEIGHBORHOODS PROGRAM
Program
Application
The City of Lawndale
offers financial assistance for housing rehabilitation to single-family
owner/occupied dwellings within the City limits that have not
previously been assisted through other City funded Residential
Rehabilitation Programs. The applicant/owner must be currently
residing in the housing unit as a primary residence and shall
reside in the residence for the duration of the loan. Eligible
rehabilitation work for the programs, include items such as roofing,
painting, plumbing, windows, and other general property improvements.
All work must be completed in the following order:
- HUD Required Items and Health
and Safety Items;
- Correction of Code and Building
Violations; and
- Other General Property Improvements.
Critical
Need Housing Grant, 100% Grant repayment is not necessary.
- Qualifications - You
must be the owner/occupant of the home and earn at 50% or below
the area median income. (See Income Chart)
Home
Improvement Deferred Loan, zero percent (0%) interest and
no monthly payments.
a) Qualifications
- You must be the owner/occupant of the home and earn between
51% - 80% of the area median income. (See Income Chart)
b) Repayment - Loans are amortized over 15 years with
a proportional amount of principal forgiven each year of ownership.
Any remaining loan balance (before 15 years has passed) is 100%
repayable upon sale, transfer of title of the property, when
the residence ceases to be the borrower's principal residence,
or when the borrower refinances the property for cash-out.
c) Lien - The City will be filing a lien (Deed of Trust)
against your property to secure the loan.
Home
Improvement Repayable Loan, 3% interest rate with monthly
payments.
a) Qualifications
- You must be the owner/occupant of the home and earn between
81%-120% of the area median income. (See Income Chart)
b) Repayment - Loan funds are 100% repayable at a 3%
interest rate (the estimated monthly payment for this loan at
the $15,000 maximum is approximately $100.00 for 15 years).
c) Lien - The City will be filing a lien (Deed of Trust)
against your property to secure the loan.
Home
and Gardens Beautification Grant, 100% Grant repayment is
not necessary.
a) Qualifications
- You must be the owner/occupant of the home, earn between 81-120%
of the area median income, and live within the Lawndale Economic
Revitalization Area. Critical need grant and deferred loan recipients
are not eligible.
MAXIMUM INCOME
All persons on TITLE and all persons 18 years of age and older
residing in the residence are considered household members for
the purposes of determining income eligibility. The combined GROSS
annual income for ALL household members cannot exceed the applicable
income shown in the following chart:
