15.20.060 Access standards for new construction.

Section 10.207(b) of the Fire Code of the County of Los Angeles, as adopted by Section 15.20.010, is amended as follows:
Section 10.207(b). Where required.
Fire apparatus access roads shall be required for every newly constructed building hereafter constructed when any portion of an exterior wall of the first story is located more than one hundred and fifty feet (150’) from fire department vehicle access.
Exceptions: For the purpose of fire access, any residential construction requiring a building permit shall be subject to the following standards:
A. Low Density. In residentially zoned R-1 and R-2, the following access standards will apply:
(1) For lots one hundred and fifty feet (150’) deep or less, as measured perpendicularly from property line to property line at the deepest point, there are no fire access requirements.
(2) For lots greater than one hundred and fifty feet (150’) deep, only one of the following two conditions must be met:
(a) All buildings with any portion of the framing structure which extend beyond one hundred fifty feet (150’) deep, as measured perpendicularly from the front property line must be sprinkled pursuant to Section 13-D of the National Fire Protection Association pamphlet; or
(b) A twenty foot (20’) all-weather driving surface, unobstructed to the sky, must be extended to within one hundred and fifty feet (150’) of all portions of the exterior walls of all buildings on the parcel when measured from the interior end of the driveway by an unobstructed route around the exterior of the building.
B. High Density. All projects in R-3 and R-4 zones must be submitted to the Los Angeles County Fire Department for a case-by-case review of fire access requirements.
